Joint Venture Facility Agreement

This facility agreement represents a multi-site Joint Venture partnership structured to deliver a series of residential development projects under one funding arrangement. Unite has partnered with Camfero Homes Ltd through a dedicated SPV, providing fully committed capital and strategic delivery support across multiple schemes.

Funding is deployed through monthly drawdowns, underpinned by a debenture over the SPV and first-charge security against each asset within the facility. This approach enables the developer to focus on delivering high-quality schemes while Unite manages capital deployment and commercial performance.

Returns are structured on a 50/50 profit share basis, aligned to project outcomes. As Unite wholly funds the programme, we assume greater financial exposure throughout delivery, with capital fully committed from acquisition through to exit. This allows the developer to focus on execution and delivery, while Unite carries the commercial responsibility for performance, reinforcing true partnership and aligned decision-making.

There are currently three developments in these arrangements across Long Newton, Skeeby and Cleadon.
